Floridian Flourish
The Delmore's oceanfront mansions in the sky by Zaha Hadid Architects form Miami’s next great residential retreat

Serene and sun-drenched, a magnificent collection of mansions in the sky is poised to transform oceanfront living in Miami’s Billionaire’s Triangle. New to the market, The Delmore is the vision of Dubai-headquartered DAMAC International, a prime property market authority and globally recognised leader in luxury residential real estate and hospitality development. Featuring the architectural genius of Zaha Hadid Architects, the Surfside-located boutique condominium and its 37 sprawling retreats will offer a litany of unparalleled amenities and white-glove services, as well as an incomparable connection to the adjacent, sugary-sand coastline.
Under construction with an anticipated delivery date of 2029, the world’s most discerning buyers have already begun to single out the 12-storey property, emphasising the scope of its mansions, which average more than 650 square metres. Penthouses start at 930 square metres. With prices starting at $15 million, The Delmore will be Miami’s marketplace leader and an area one-of-one.
“The Delmore is introducing a new era of oceanfront living to Miami, particularly as ultra-high-net-worth residents seek a worthy permanent residence, versus simply a secondary or tertiary home,” said Jeffery Rossely, senior vice president of development for DAMAC International. “Miami aims to be the third-largest financial centre of the world, and this project speaks to that continued growth and global influence.”
The Delmore will feature unobstructed views of the Atlantic Ocean, Biscayne Bay and Miami skyline. An impressive, flow-through canyon with sky vistas will delineate the building’s north and south wings, leading seamlessly from the porte-cochère to the grand, glass-roofed double-height lobby, and out to the lush, oceanside meditation garden.
In each of The Delmore’s wings, there will be no more than two residences per floor, amplifying the sense of privacy and space, and filling the mansions’ interiors with sunlight. The owner’s experience will furthermore be directed by a Residence Manager and served by residential butlers. Each of the project’s four- to five-bedroom mansions will be fully finished with private elevator entry foyers and wraparound terraces. The interior designer, Hirsch Bedner Associates (HBA), will also be designing all baths and wardrobes, as well as custom Molteni&C kitchens – each anchored by intricately carved marble islands.
Rivalling the experience of a five-star hotel, more than 5,000 square metres of curated amenities will be standouts, including a 23m-long acrylic swimming pool – suspended 38 metres in the air, a private restaurant with a Michelin-starred menu, and the signature, 1,800-plus square metre meditation garden.
